Single over full futon-bunk bed, plus single futon in 2nd bedroom.  Flat screen TVs with cable in each bedroom.  Living room flat screen with expanded cable and DVD player.  Washer/dryer combo.  NO sofa sleeper.  Great view of the Comal River!  No Smoking.  No Pets.

We have a 2 night minimum stay policy…3 night minimum stay on holiday weekends.
1 night rentals can only be booked at the last minute (day of or day before)
Renter pays the cleaning fees.
